General plumbing and repairs across domestic and small commercial sites. Quick fixes that don’t need a third party rolling up in a van for the morning — same engineer who does the oil work, just with a different toolbox.
Leaks & drips
Tap and mixer leak repairs, washer and cartridge replacements, stop taps and isolation valves, compression fitting repairs, pipework leak tracing. Sorted with the proper parts — not chewing-gum fixes.
Cylinders & tanks
Hot water cylinder fault diagnosis, immersion heater replacement, cold water storage tank checks, ball valve and float replacements, cylinder thermostat work. Common faults diagnosed on the visit.
Radiators
Bleed and balance, TRV (thermostatic valve) replacement, lockshield replacement, radiator removal and refit for decorating, cold-spot diagnosis with honest advice on whether a system flush is actually needed.
Pressure issues
Low or high pressure diagnosis, expansion vessel checks and re-charge, pressure relief valve replacement, filling loop replacement, auto air vent replacement. Repressurise the system properly, not the YouTube guess.
Bathroom & kitchen
Tap and mixer replacements (supply and fit), toilet cistern, fill valve and flush repairs, waste and trap replacements, dishwasher and washing machine plumbing, outdoor tap installation.

Not sure what’s wrong? Hourly diagnostic visit — we’ll trace the fault, give you an honest assessment, and quote the repair separately. No guess-and-charge. No “we’ll have to dig the wall out” theatre.
Hourly rate. Parts at cost.
Charged by the hour rather than per-job because plumbing varies enormously — a 10-minute washer change shouldn’t cost the same as a 4-hour cylinder swap. You pay for the time the job actually takes.

Why hourly: a quick washer change might take 15 minutes — you pay one hour minimum. A complex cylinder swap might take half a day — you pay for the time. Per-job pricing penalises easy jobs and underprices hard ones. Hourly is fairer to both sides.
Out-of-hours: Plumbing emergencies (active leaks, burst pipes) outside standard hours fall under the emergency callout rate — £150 first hour, £85/hr after.

Is there a minimum call-out? +
Yes — one hour minimum at £75. That’s the same whether the job takes 10 minutes or the full hour. After the first hour, work is billed in 30-minute increments at £55/hour. Quick jobs that can be done in well under an hour (a tap washer, an isolation valve) are sensible to combine with other work if you’ve got several little jobs on a list.
What about emergencies — burst pipe, flooded floor? +
Active leaks and burst pipes outside standard hours fall under the emergency rate (£150 first hour, £85/hr after) — see the emergency page. During standard hours we’ll prioritise active leak situations over routine bookings and get to you as quickly as possible.
Do you do gas work? +
No — we’re OFTEC-registered for oil only, not Gas Safe registered. Anything involving a mains gas or LPG supply needs a Gas Safe engineer. Happy to recommend someone local if you need a referral.
Do you do bathroom installations? +
Small jobs yes — replacing a tap, swapping a toilet, fitting a new basin in place of an old one. Full bathroom installations (rip-out, tile, rebuild) are outside our scope. We focus on repairs and replacements rather than design and refurbishment.
How do you charge for parts? +
Parts are confirmed with you before purchase — you see the cost up-front, not hidden in the invoice. Common consumables (washers, basic compression fittings, small bits) are carried on the van. Larger parts (taps, cylinders, valves) are picked up specifically and the cost shown to you before they’re fitted.
Card payment? +
Yes — card terminal on the van for paying on the day, or bank transfer if you prefer. Invoice emailed the same day. Payment due within 7 days; most customers pay on the day.
